The strong private home new sales momentum in Q4 2024 spilled over into the first quarter of 2025 as the launch of several new projects continued to record moderate to robust sales. Most homebuyers were focused on new launches, incentivised by the appeal of reduced upfront costs during the staged phases of construction, as well as the appeal of owning a brand-new private home with a modern design and a comprehensive range of amenities.

With price increases in the CCR lagging significantly behind the RCR and OCR as a result of a dearth of foreign buyers in the prime areas against strong demand by Singapore residents in the fringe and suburban areas, resale properties in the CCR, especially freehold ones in the best locations, are increasingly becoming good value propositions in comparison.
