When “Geylang” is mentioned, sometimes what first pops into mind is its association with vice-related activities. However, Geylang has evolved to become a much larger place, a much richer and more diverse area, with restaurants and food offerings lining rows of historic shophouses alongside streetside stalls brimming with durians. The residential landscape has also changed while at the same time remaining the same, characterised by historic low-rise shophouses and older commercial and industrial buildings together with modern mass market condominiums.

When “Serangoon” is mentioned, images of the hokkien mee and fried carrot cake at Chomp Chomp Food Centre pop up alongside NEX, a suburban mall located at the nexus of two Mass Rapid Transit (MRT) lines, the North-East Line and the Circle Line.

The Serangoon Planning Area is made up of 42,997 public and private homes. Landed homes comprise about 24.9% of the total housing stock in Serangoon Planning Area, with non-landed private homes and public Housing Development Board (HDB) flats comprising around 24.8% and 50.3% respectively.

Diners at Chomp Chomp Food Centre, Serangoon Garden Market or any of the hipster cafes and restaurants found at Serangoon Gardens cannot miss the rows of landed homes in the area.

More landed areas in the Serangoon Planning Area can be found along Yio Chu Kang Road and Ang Mo Kio Avenue 5. These homes date back to the late 1970s to the 1990s, with most built on freehold or 999-year leasehold land. Prominent landed developments in these areas include Camelia Park, Hock Swee Hill, Mimosa Vale, Mimosa Villas and Seletar Hills Estate. Singaporean homebuyers love integrated developments. And what is there not to love? Having as many things within easy reach is important for a lot of homebuyers. In our introduction to the Hidden Gems Series, homebuyers placed much importance on being within walking distance to an MRT station, to a bus-stop, to a supermarket, to facilities… the list goes on…

Right in the middle of the civic district is the Rochor Planning Area, and it could just be one of the few planning areas in Singapore with a mix of the most diverse uses as a result of historical development from the colonial years combined with evolution from the modern post-independence era.

The Rochor Planning Area is close enough for homeowners and residential tenants to benefit from the work, live and play activities, together with an eclectic mix of cultural diversity from the heritage areas of Little India and Kampong Glam.

Finding Hidden Gems In Singapore’s Private Housing Market:
Bedok

In the second installment of our #hackyourhousehunt series, we look at the offerings of Bedok, the largest planning area in Singapore.

Bedok is the largest among all 55 planning areas in terms of resident population size at 279,510 and by number of dwellings with 108,143 public and private homes. In what is mostly a Housing & Development Board (HDB) area, there are pockets of private non-landed projects and landed locales, where landed homes comprise about 11.5% of the total housing stock.

Landed prices in the Bedok Planning Area remained below the average islandwide landed price for all Singapore in the past ten years, providing a bit more affordability for potential landed homebuyers. The key then would be capital appreciation, and there is enough evidence that landed sellers in Bedok have benefitted from this.

And why would there not be interested buyers in Bedok landed homes? After all, the commencement of operations of the Thomson-East Coast Line Stage 4 in June 2024 has infused new accessibility in the east of the island from Tanjong Rhu up to Bayshore, linking many landed homes in the Bedok Planning Area to the Central Business District (CBD), Orchard, and all the way to Woodlands and future Rapid Transit System (RTS) to Johor Bahru.

The announcement of the masterplan for the new Bayshore housing estate in October 2023 is an extension of Bedok Town, and promises a unique waterfront living experience where residents can look forward to distinctive waterfront homes, connecting neighbourhoods and vibrant streets with a wide array of amenities. In addition, there will be more parks and green spaces, offering more outdoor recreational spaces, complimenting a living environment that encourages active lifestyles and healthy living, an estate that will be smart and sustainable.

In the first part of our #hackyourhousehunt series, we look at the offerings of Bukit Panjang (District 23), a residential town surrounded by verdant greenery.

Located at the northwest of Singapore, Bukit Panjang is a bustling, self-contained neighbourhood that has captured the imagination of young professionals, double-income couples with no kids, single-nucleus families and inter-generation families. The area has undergone major urban redevelopment across 7 subzones. The Square Mile

These days you’re more likely to notice the glittering high-rises and stylish apartment buildings, however the City of London, known colloquially as the Square Mile, is in fact part of the oldest settlement in London. While it isn’t actually an accurate square mile, it’s not far off and the area is absolutely brimming with historical sights and modern-day additions. Though you’ll find many of the UK’s financial services and trading establishments in this area, there are also creative industries, retail, hospitality and plenty of other businesses too – it’s surprisingly diverse.

Dining

With so many corporate workers in one place, there are a fabulous array of dining options to suit all palates. Needing no introduction is the Pan Pacific’s own restaurant, situated just a few floors away from The Sky Residences at One Bishopsgate Plaza: Straits Kitchen is a melting pot of vibrant South East Asian cuisine and is available to residents all day (hot tip: you can also have meals delivered to your Residence, or book a private dining room for special occasions). Step outside the building, however, and there’s a whole world of flavours waiting for you. Just behind One Bishopsgate Plaza you’ll find Duck & Waffle serving modern European cuisine 24/7 on the 40th floor of Salesforce Tower, with floor-to-ceiling windows framing views of the city and The Gherkin – which has its own dining establishment, Searcys at The Gherkin: a great spot for afternoon tea. On the floor below Duck & Waffle you’ll find Sushi Samba, serving cocktails and Japanese dishes with equally stunning views. There are a huge number of household-name restaurants locally if you’re looking for a quick bite, including The Ivy, Burger and Lobster, and LEON. Galvin La Chapelle, the Michelin-starred French dining spot, is five minutes’ walk away.

Shopping

While the Square Mile might not seem, on surface level, a residential area, there are a huge number of apartment blocks that have sprung up in the last couple of decades, bringing with them a host of day-to-day shops and services. Residents of the Sky Residences choose to use Ocado for food shopping, though there are a number of Waitrose and Tesco stores in the vicinity, for when you want to grab a ‘dine in for two’ on the way home from the office, or a pint of milk for your morning cappuccino. At 135 Bishopsgate – just a few minutes’ walk away on the cusp of Spitalfields – gastronomic powerhouse Eataly has a branch of its excellent deli/café/restaurant experience where you can find every Italian product under the sun. And Liverpool Station’s well-appointed concourse has a pharmacy, a branch of Waterstones, clothes, shoes and cosmetics stores, all under one roof. With a tube station nearby the wider areas of London are within easy reach; you could be shopping South Molton Street in Mayfair or Westfield Stratford in under 20 minutes.

Transport

Back to business: there are a huge number of corporate headquarters in the local area, many of which are easily walkable from the Sky Residences. Slightly further afield, Canary Wharf is 20 minutes on the Elizabeth Line, and there are, of course, the ubiquitous London cabs or private hire taxis, too. But with public transport provisions this good, why not take the train or tube? Liverpool Street Station is less than 2 minutes’ walk away, with Elizabeth Line and National Rail services and an underground station on the Central, Circle, Hammersmith & City and Metropolitan lines. For overseas trips, the Elizabeth Line can whisk you to London Heathrow Airport and London City Airport, the latter via a change to the DLR. Leisure

It’s no secret that living in London has a huge number of perks, from travel to shopping, business to nightlife.
